Why the list is short.
Providence Country Club is built out. There is no new phase releasing lots, which means everything for sale is a resale, and the volume is a function of how many households happen to be moving in a given season. Buyers who arrive expecting to compare twelve options at once are usually comparing three — and the discipline that pays here is being ready to move decisively on the right one rather than waiting for a wider field.
What actually separates two homes at the same price.
Renovation level.
The single largest spread. A house on its original kitchen, baths, and mechanicals and a house through a full second-wave renovation can sit within a few hundred square feet of each other and price very differently — correctly so. Price the delta as a project: what the work would cost you, plus the months you would live through it.
Lot position and course orientation.
Course frontage is not one thing. A home set above a wide corridor with a long view and a comfortable buffer lives differently from one tight to a landing area. Walk the rear yard, look at where play comes from, and note the sun's path across the outdoor space in the afternoon.
The rear elevation and outdoor rooms.
In an established golf community, the back of the house is where most renovation money has gone over the last decade — covered porches, outdoor kitchens, terraces, and pools. It is also where the biggest unpriced upside sits when a home has not been touched.
Systems and envelope.
Roof age, HVAC count and age, water heaters, windows, and any stucco or EIFS history are the items that turn a strong purchase into an expensive one. Get them documented in writing during due diligence rather than estimated.
A workable sequence for buyers.

- Request the HOA document package and read it inside due diligence
- Price renovation scope before you write, not after inspections
- Compare course-frontage and interior homes on total cost of living there, not headline price
