How to read this market.

Providence is an established community: most homes were built in the late 1980s and 1990s around a private club, and a large share of sales are resales rather than new construction. In a market like that, the headline median tells you little. Two houses of similar size can sell far apart because one has been thoroughly renovated and sits on the course while the other needs a kitchen, a roof and windows. Read individual comparable sales, not averages.

We deliberately do not publish price bands here. Figures go stale quickly, and a page like this cannot verify them address by address. The sources below can.

Where reliable numbers come from.

  • Canopy MLS — the Charlotte region's multiple listing service; a licensed agent can pull closed sales, days on market and price history
  • Mecklenburg County Register of Deeds — recorded deeds confirm actual sale prices and dates
  • Mecklenburg County Polaris — parcel size, assessed value and ownership history
  • A licensed appraiser — the only independent opinion of value a lender relies on

What drives premiums.

  • Golf course frontage — usually the largest single premium, varying by hole and view
  • Recency and depth of renovation — kitchen, primary suite, windows, systems
  • Lot privacy, orientation and mature landscape
  • Outdoor living — covered rooms, pools and terraces that extend the season
  • Access along the Providence Road corridor toward SouthPark, Ballantyne and I-485

What tends to discount.

  • Original 1990s kitchens and baths with closed layouts
  • Aging roofs, windows and HVAC — buyers price the replacement immediately
  • Lots with heavy exposure to stray golf balls or poor drainage
  • Unpermitted additions discovered during due diligence

Club membership and value.

Club membership at Providence Country Club is separate from homeownership and is arranged directly with the club. It does not transfer with a house, so it should not be priced into an offer as though it did. The membership guide explains the distinction.

Editorial note.

This is an editorial read, not an appraisal or a broker price opinion. Value a Providence home individually, against verified closed sales of similar position and condition. For the step-by-step process, read the buying guide or, if you own here, the selling guide.

What do homes at Providence Country Club sell for?+

Prices change with the market and vary widely by position, size and condition, so this guide does not publish a fixed range. Ask a licensed agent for recent closed sales from Canopy MLS and confirm sale prices in Mecklenburg County deed records.

What adds the most value to a Providence home?+

Golf course frontage, depth and quality of recent renovation, lot privacy and orientation, and the quality of outdoor living are the drivers buyers most consistently pay for.

Is the tax value the same as market value?+

No. Mecklenburg County's assessed value comes from its periodic revaluation and often differs from what a home would sell for today. Use it as a reference, not a price.
